Out of the blue, we had a leaking roof which had just been evaluated last year when we remodeled our house and I was told by an inspector that it was in excellent condition. It turns out that it was a bad DIY job that hadn't been disclosed to us when we bought the house four years ago and the previous inspectors didn't take the time to look under tiles and see numerous areas of wet plywood under the tiles (which is hard to achieve in a hot, dry Spokane summer) and work that wasn't up to code.
